Design/Build
Design/build is a process where an entire project—from the initial design concepts and budgets to permits, to actual construction and final walk through—are organized and performed by a single entity, a single point of contact and responsibility.
The efficiency of this process allows for tight control of design and construction costs; management of the construction schedule; and a quick turnaround between design, construction and completion.
Design
Designing your custom home or remodeling project is the responsibility of our in-house design team. On your initial consultation, you're asked to fill out our homeowner's questionnaire which helps us determine the best possible design. Our design team will then discuss wants and needs, make suggestions and integrate your ideas. Your initial design will consist of the floor plan, at which time you can make changes. Upon approval of the floor plan, your final working drawings and elevations will be produced. Costs for the design process range from 8-10% of the total project costs.
Build Process
The build process begins with the bid. The bid process is for those trades that are not handled in-house. The working drawings are submitted to our preferred contractors and suppliers. We carefully review all bids and select the vendors based on the individual project. After the vendors are selected, the next phase is permitting. Tisdale Homes submits all bids to the local governing authority for permit issuance. During the permit phase we are also working with your lender to help facilitate the lending process. Once permits are secured and funding is in place, actual construction can begin. Tisdale Homes field supervisors will be on-site to ensure that your project is completed on time, on budget and as stress free as possible.
